Pheasant Suites – Terms & Conditions Overview

 

1. Booking & Contract

A legally binding contract is formed once Pheasant Suites receives valid debit or credit card details from the guest and confirms the booking by email. All bookings are subject to availability, non-transferable, and governed by these Terms and Conditions.

 

2. Guaranteed Payment

A valid credit or debit card is required to secure your reservation. In the event of a cancellation or no-show, the card may be charged in accordance with our cancellation policy.

 

3. Cancellation & No-Show Policy

Guests are strongly advised to obtain travel insurance to cover any unforeseen changes.

  • Cancellations made 7 days or more prior to the scheduled arrival date will not incur a charge.
  • Cancellations made within 7 days, or failure to arrive, will result in a 100% charge for the full duration of the booking.

 

4. Damage, Breakages & Cleaning

Guests are responsible for leaving the accommodation in the same condition as found.

  • Any damage, breakages, or excessive cleaning requirements will be charged to the guest.
  • Smoking is strictly prohibited in all areas. A £200 cleaning fee will be applied for any breach of this policy.

 

5. Liability

Pheasant Suites Ltd., Balls Farm, and their owners, employees, or agents accept no liability for loss, damage, or injury incurred during your stay, including that arising from negligence, misrepresentation, or third-party actions.

 

6. Guest Policy

Accommodation is strictly for the individuals named on the booking form.

  • The number of guests must not exceed the number confirmed at the time of booking.
  • Pheasant Suites is an adult-only property; children and infants are not permitted.
  • We reserve the right to refuse entry if this condition is not observed.

 

7. Arrival & Departure

  • Check-in: From 3:00 PM on the day of arrival.
  • Check-out: By 11:00 AM on the day of departure.
    Late check-out may result in additional charges.

 

8. Lost Property

Guests are responsible for ensuring all personal belongings are removed at check-out.

Items left behind and found by staff will be retained for up to 12 weeks and may be collected by arrangement. Pheasant Suites accepts no responsibility for lost or unclaimed items.

 

9. Pets

No pets are permitted on the premises, with the exception of registered guide dogs or hearing dogs.

 

10. Guest Safety

Guests accept full responsibility for their safety during their stay, including when on the grounds of Balls Farm.
